Terms & Liability

A few things worth knowing before we start work.

Pre-existing damage or defects. We are not responsible for cracks, leaks, or structural issues already present in a chimney, flue, or fireplace before our visit — these are identified and reported, not caused by the sweep.
Hidden faults revealed by sweeping. A sweep can expose pre-existing problems (damaged liners, old mortar, blocked flues) that were not visible beforehand. We are not liable for the cost of repairing issues that predate our work.
Access and surrounding property. Please clear the hearth area and move furniture, rugs, or ornaments before we arrive. We take reasonable care to protect the room, but are not responsible for pre-existing marks, wear, or damage to items left in the work area.
Roof access. We work entirely from indoors using modern rotary equipment and do not carry out work from the roof. Any issue requiring roof-level access falls outside our service and should be referred to a roofing specialist.
Appliance and installation faults. We are not responsible for faults in stoves, boilers, or appliances connected to the chimney, or for issues arising from a poor original installation.
Working smoke and CO alarms. It is the homeowner's responsibility to have working smoke and carbon monoxide alarms fitted and maintained. We strongly recommend this regardless of when your chimney was last swept.
Follow-on building or repair work. Any repairs, re-pointing, or remedial building work identified during a sweep is outside the scope of our service and would need to be arranged separately.
